Threshing Floors refinishes worn, scratched, and faded hardwood floors across Pennsylvania and New Jersey using dustless sanding, with furniture moving included on every project. Most floors take light foot traffic within 24 hours and fully cure in 3 to 7 days, depending on the finish.
Tired, dated hardwood does not need to be replaced. Professional refinishing restores it to like-new condition, bringing decades of character back to life with expert sanding, staining, and finishing.
We handle the heavy lifting so you do not have to. Furniture moving is included with every refinishing project. Our team takes care of clearing and resetting your rooms so you can focus on picking the perfect new look for your floors. Whether you want to take dated golden oak to a modern matte finish or simply restore the original warmth of your floors, we have the experience to get it right.
Many older homes throughout the greater Philadelphia area have original hardwood that is denser and more durable than anything available today. Refinishing preserves that irreplaceable material while giving your home a fresh, updated look. Our dustless sanding systems keep your home clean, and we offer fast-drying finish options that let you get back on your floors sooner. Some water-based finishes are ready for light foot traffic the same day.
Should you refinish your hardwood or replace it?
Refinishing is the right call when the boards are solid, thick enough to sand again, and the damage is in the finish rather than the wood, which covers most older floors we see. Replacement wins when boards are cupped from long-term moisture, sanded thin by past refinishes, or patched with mismatched species that staining cannot hide.
In Delco twins and Philly row homes we regularly pull back carpet and find original red oak denser than anything sold today, and refinishing it costs a fraction of replacing it. Board thickness and a moisture reading make the refinish-or-replace call, and checking both is exactly what the free estimate is for.

Our Refinishing Process
Inspection & Consultation
We evaluate your existing floors, checking wood species, board thickness, and damage. We discuss stain colors, finish options, and set clear expectations on timeline.
Preparation & Sanding
We clear the space, seal doorways, and sand floors in multiple passes with progressively finer grits using dustless equipment. Edges and corners are detailed with precision.
Staining & Finish Application
If you are changing the color, stain is applied evenly and allowed to dry. Then we apply 2-3 coats of your chosen finish (water-based poly, oil-based poly, or hardwax oil) with light sanding between coats.
Final Walkthrough & Curing
We inspect every detail with you, clean the work area, and provide clear curing instructions. Light foot traffic is safe within 24 hours, with full cure in 3-7 days depending on finish type.
Hardwood Refinishing Questions
How do I know if my hardwood can be refinished?
Hardwood can usually be refinished if the boards are solid, structurally sound, and thick enough to take at least one more sanding, which is true of most floors unless they have been sanded several times already. We check board thickness at a floor vent or threshold and take moisture readings before we promise anything, because the floors that cannot be saved usually fail on one of those two counts.
How soon can I walk on refinished floors?
Most refinished floors take light sock-foot traffic within 24 hours, with furniture back in 3 to 7 days depending on the finish you choose. Water-based finishes cure fastest and some are walkable the same day, and we map the timeline room by room before we start so you are never guessing which floor is safe tonight.
Can pet stains be sanded out of hardwood?
Surface-level pet stains usually sand out, but urine that has soaked deep enough to blacken the wood has chemically changed it, and those boards need replacing before the floor is refinished. We splice in matching boards and blend the stain so the repair disappears, and we will tell you at the estimate which marks will sand out and which will not.
Is dustless sanding really dustless?
Dustless sanding captures the overwhelming majority of dust at the machine, so you will not find the film of fine powder on every surface that older sanding methods left behind, but no honest contractor will promise a literally dust-free home. We still seal doorways and detail the edges by hand, and homeowners are consistently surprised by how clean the house stays.
