Our Story

Dan grew up around flooring. His grandfather laid floors. His father laid floors. By the time Dan stepped onto his first job site, quality craftsmanship was not something he had to learn from a manual. It was in his blood.

But Threshing Floors is not a family business that got handed down. Dan built it from the ground up. After years working for some of the biggest names in the industry, he saw how the large flooring companies operated from the inside. High-pressure sales tactics, corners cut on installation, and customers treated like transactions. It felt more like a used car lot than a trade built on trust.

In 2011, Dan decided there had to be a better way. He started Threshing Floors with a straightforward promise: honest pricing, quality installation, and no games. No bait-and-switch estimates. No pushing products you do not need. Just a skilled crew that shows up on time, does the job right, and leaves your home better than they found it.

Fifteen years later, that approach has not changed. Most of our work still comes from referrals. Neighbors telling neighbors, families recommending us to friends. That is the kind of reputation you cannot buy, and it is the one we work hardest to protect.

And when you hire Threshing Floors, you are hiring Dan. He runs your estimate, plans the job, and supervises every installation himself, and the installers on your floor are his own hand-picked crew. Moving your furniture is part of the job, not an upsell.

How We Install Your Floor

Most Threshing Floors installs follow the same path: prep the subfloor, let the material acclimate, then lay it tight and straight. Here is what that actually looks like on a real job site.

  1. Threshing Floors crew working on a prepped subfloor in a new-construction home before LVP installation

    Subfloor first

Every install starts with the subfloor. On new construction we come in once the slab and framing are ready, and we make sure it is level, dry, and sound before a single plank goes down.

  2. Boxes of luxury vinyl plank flooring acclimating on site before installation

    Acclimation

Your LVP acclimates inside your home before we start, so the planks stay stable in your space’s real temperature and humidity once they are down.

  3. New gray LVP planks being installed directly over an existing parquet floor with installation tools

    Install over existing floors

When the existing floor is solid and flat, we can install LVP right over it. That means less demolition, less mess, and less cost to you.

  4. Chalk layout lines on a concrete subfloor with LVP planks staged for a straight install

    Layout & chalk lines

We snap chalk lines and dry-lay the first rows so long plank runs stay perfectly straight across the whole room.

  5. Wide-plank wood-look LVP being installed across a large open great room

    Staggered seams

Seams get staggered across the entire floor so the finished pattern looks natural and random, never repetitive.

  6. LVP installation in progress showing the clean line between finished floor and bare subfloor

    Clean as we go

We work in tidy sections and keep the job site organized from bare subfloor to finished floor, then leave your home cleaner than we found it.
